Fatigue is a valid reason to sell a performing house

Plenty of Oklahoma rentals still collect rent and still make the owner miserable. Turnover between University of Oklahoma or Oklahoma State-adjacent tenants, insurance increases, and the next water heater can turn a “good investment” into a second job. You do not need a disaster narrative to ask what walking away would cost or pay.

  • Talk with a CPA about tax consequences

    Depreciation recapture, capital gains, and whether a like-kind exchange could apply are tax questions. We are not a tax advisor and will not tell you a 1031 exchange will work. If that is on your mind, speak with a CPA before you sign anything.

  • List the rental

    Investor or owner-occupant buyers may pay more after marketing. You may need to handle vacancy, repairs, or showings. An agent’s net sheet is useful next to a cash offer.

What we need from a landlord who wants out

Address, unit count if it is a duplex, rent and lease status, and known repairs. If you want to close around a lease expiration, say so. We review two- to four-unit properties individually. Larger multifamily is not assumed. Land is purchased only if later approved by the owner.
